ArcSpan Sourcing Comparable Building Quote Review

An alternative storage-building comparison needs the goods type, usable floor area, clear door opening, floor loading, weather protection and delivery destination before price. ArcSpan Sourcing is independent, does not claim authorized dealer status and does not supply the referenced brand; the service organizes alternative storage-building quotations on the same scope.

Each supplier should receive the same building use, footprint, eave height, code jurisdiction, wind speed, ground snow load, and seismic design category when those inputs exist. Quantity, destination ZIP or site, and the requested window for delivery sit in the same package. Without that sheet, a low unit figure and a delivered figure describe different jobs.

Buyer comparing two modular building quote sheets

How a quote package is assembled

Floor plan sketch with module dimensions marked

Freeze the building before the price

State occupancy, clear span if a steel bay is involved, bay spacing, and whether the buyer needs a relocatable unit or a longer stay. Module dimensions should include the transport envelope, not only the finished room. A 12 by 40 foot box and a wider volumetric module do not share a crane lift plan. If the route has a low bridge or a tight gate, write that limit next to the size.

Name the structural and envelope assumptions

Ask the supplier to state the primary frame, secondary framing, purlin and girt spacing, and whether the wall is an insulated metal panel or a site-built assembly. Thermal transmittance or a target R-value should be tied to the climate, not copied from another state. Fire-resistance rating, when the occupancy needs it, has to name the assembly, not a brochure adjective. Corrosion exposure near the coast is a coating question, not a slogan.

Split money lines that are easy to hide

Freight, taxes, duties, foundation, stairs, canopies, utility rough-in, installation, and commissioning should be their own lines. A shell price that stops at the chassis is a valid offer only when the exclusions are visible. An installed price that still omits permits is a different offer. The buyer marks each line included, excluded, optional, or waiting. That mark is the comparison, not a percentage saved against an unnamed market.

A cited standard is a document to request for the quoted system, the plant, and the project jurisdiction. It is not a badge this desk holds. HUD Code, state modular rules, and an RV standard answer different product types. Mixing them makes the quote comparison false even when the unit count matches.

On 29 October 2026 this page was written as a procurement checklist for that comparison. It records a method, not a completed project and not a supplier award.

Questions buyers raise while the quotes are open

Scope

Why can two offers both say modular and still disagree?

An office-building benefits comparison raises the same question: does factory finish reduce the required site labor, and can the route and crane accommodate the finished module? Those advantages remain project-specific rather than brand guarantees.

One offer may be volumetric modular construction with finishes inside the box. Another may be panelized construction that still needs a crew and weather protection on site. Both can be rational. They are not the same scope, so the totals should not be ranked until the line list matches.

What has to be confirmed as an exclusion?

Foundation design, soils, utility tap fees, furniture, data cabling, fire alarm, and local inspections are frequent exclusions. If a line is silent, treat it as unconfirmed rather than included.

Documents

Which file belongs to this building?

Ask for the drawing set and calculation package that name the same footprint, loads, and jurisdiction as the brief. A general quality manual, including an ISO 9001 certificate if one is offered, still has to be read for the plant and the year it covers. It does not approve the project by itself.

Who stamps the engineering?

The buyer should ask which professional, in which state, will seal the design if a seal is required. This desk does not seal drawings and does not replace the structural engineer on the project.

Identity

Does a brand search mean the original product is available here?

No. The desk compares alternative products. It does not claim authorized dealer status and it does not offer the referenced brand. If the requirement is truly limited to one manufacturer, that limit should be written as a buyer constraint, not assumed.

Can a budget be sent before a real quote exists?

Yes. An optional USD amount can be per unit or for the whole order, with a preference for high-end, mid-range, budget, or undecided suppliers. That preference is the buyer speaking. It is not a verified rating, and it does not create a price.

Send one brief to more than one factory

  • Use, module dimensions, and jurisdiction travel with every request.
  • Wind, snow, and seismic inputs are copied as given, or marked unknown.
  • Shell, delivered, installed, and turnkey duties are labeled before totals are read.
  • Freight and installation stay on their own lines so a chassis price is not mistaken for a set building.

Three limits stay in force: this desk does not determine code compliance, does not hold the modules, and does not treat a homepage claim as a project approval. The project team and its licensed reviewers keep those decisions.
